This original Victorian house had remained largely untouched until our clients recently acquired it.  With the intention of imbuing it with their own unique identity. Our services were enlisted to guide them through the entire process.  From concept design, planning permission to completion, encompassing a loft conversion, a rear extension, and internal reconfiguration.

Design Proposal

The ground floor of the existing layout comprised a small galley kitchen, a spacious dining room, and no WC facilities. To address this, we implemented a single-storey rear extension, effectively combining the kitchen and dining room, thereby creating a generous open-plan kitchen-dining area. Consequently, this design adjustment not only provided more space but also allowed for the inclusion of a much-needed WC. Moreover, we recognized that separate dining rooms often go unused, becoming neglected spaces over time.

With this in mind, our primary objective for the rear extension was to create a kitchen-dining area that seamlessly integrates social interaction with functionality. This single-storey rear extension gracefully incorporates a compact, low-maintenance garden, further enhancing its appeal. By incorporating minimalist sliding doors, as well as Velux windows and skylights, we successfully establish a seamless connection between the rear extension and the garden, providing easy access while allowing ample natural light to flood the extended space.

The light tones of the shaker panel kitchen and polished concrete floor beautifully harmonize with the exposed stock brickwork, resulting in an aesthetically pleasing combination. We took a thoughtful approach by opening up access while simultaneously retaining and restoring the original Victorian features.   Thereby paying homage to the property’s inherent character. Shifting our focus to the first floor, we made minimal changes to the layout.  Primarily to facilitate access to the loft conversion. Notably, the only refurbishment carried out was in the existing bathroom. Rather than opting for a complete replacement of the original gravity-fed Victorian toilet with a modern WC  We carefully sandblasted, repaired, and resprayed the original ironworks, ensuring the preservation of the property’s historical charm.

Loft Conversion

Ascending to the loft conversion, our clients expressed a desire for a master bedroom with an en-suite.  The floor is raised for structural integrity, while the roof has been lowered to accommodate sufficient insulation. By incorporating a roof extension, including dormer conversion with Velux windows, we maximized the volume of the loft space.  Drawing inspiration from hotels to create an open-plan arrangement for the en-suite and bedroom.

The wall separating the bed from the en-suite provides privacy to the bathroom, and by detaching it from the ceiling, we achieved a sense of openness and enhanced natural light. The shower and toilet, enclosed in mirrored cubicles with manifestations that offer additional privacy.  A large roll-top Victorian-styled bath beneath Velux windows. From the bed, panoramic views of London unfold through a wide window.   While strategically placed Velux windows further amplify the influx of natural light and ventilation in the loft space.

The carefully selected palette of materials and finishes, the loft space achieved through roof structure modification, and the discerning touches added by the client captivate us.  Elevating this loft conversion, roof extension, and rear extension to stand out among its peers. We have designed it to adhere to insulation standards and building regulations, while also ensuring we obtained the necessary planning permission for this remarkable transformation.

In the case of this large Victorian Terrace house, its prime location with easy access to Wandsworth Common.   Made it an ideal candidate for a transformative renovation. Despite having already undergone a loft conversion to maximize sleeping accommodation, the kitchen, dining, and living areas did not adequately meet the needs of the potential occupants. The kitchen area was too small, lacking storage space and efficient circulation.

 

Understanding the client’s requirements and their specific interest in rear house extension ideas.  We embarked on designing a new layout that would fulfill their needs. Our goal was to provide a spacious family kitchen with ample dining space, along with additional storage facilities and a new WC. Throughout the process, we guided them on the necessary steps to obtain planning permission for their rear house extension, ensuring compliance with the relevant regulations and permissions. As part of the renovation works, we relocated the existing boiler and tank to the renovated basement.  Freeing up valuable space and improving functionality. By strategically removing elements from the existing layout, such as the boiler and water tank, we were able to optimize storage options in the kitchen. To ensure the extension did not compromise the garden space, we proposed an infill extension to the side rather than a small extension to the rear. This careful consideration allowed us to extend the house while preserving the outdoor area.

 

Crittall Windows

 

One aspect of the project we were particularly excited about was the use of Crittal windows and doors.  Which are popular choices for house extension design. The client shared our enthusiasm and made the bold decision to incorporate these high-quality steel-framed features.  Which added a touch of elegance and sophistication to the overall design. Rather than opting for bi-fold doors, which we felt had become somewhat dated, the steel windows and doors provided sleek and minimal sight lines, perfectly complementing the stock brick finish of the house.

 

To introduce ample natural light into the space, we incorporated a large roof light that was set back towards the facade of the original house. This not only brightened up the snug/family area but also created a wash of light in the dining area of the kitchen. A new WC was included in the design, with the sink recessed into the original wall to allow for a focused downlighter directly over the washbasin. Our expertise in house extension planning permission and design ensured that all necessary considerations were taken into account.

 

Kitchen Design

 

The client had a clear vision for their kitchen. Additionally, they expressed their specific requirements and preferences, enabling us to tailor the design accordingly. We were able to seamlessly incorporate their desired elements by constructing stud walls around the pantry and fridge. The kitchen itself was expertly designed, supplied, and fitted by Roundhouse Design.  A testament to our commitment to collaboration and creating exceptional results. As part of the overall refurbishment, we also refurbished the staircase and hall wall panelling, applying Farrow and Ball Railings paint.  Which beautifully offset the crisp white walls and white-washed herringbone engineered flooring, achieving a contemporary yet timeless finish.

 

Furthermore, we went the extra mile by providing the client with a thoughtfully designed garden as part of our house extension design service. This comprehensive garden design included features such as a floating bench, raised rendered planters with uplighting, recommended planting options, and a water feature. These additions not only enhanced the outdoor space but also created an inviting atmosphere, transforming the area into a tranquil and aesthetically pleasing retreat.

.Flat Extension

If you have a desire to convert a compact studio flat into a spacious and modern living space, the existing 1-bedroom studio located between Streatham and Tooting Bec poses notable size constraints, measuring just 33m2.. The layout was inefficient, with an awkwardly positioned double bed and a small kitchen area lacking appliances and natural light. To overcome these challenges and explore extension options, a comprehensive renovation plan was developed.

 

Design Solution

By adding a rear extension integrating two bedrooms with an en-suite and access to a private courtyard, we significantly increased the usable space and improved functionality. Moreover, on the upper ground floor (1st floor), an open-plan kitchen, living, and dining area was thoughtfully designed.  Maximizing natural light, ensuring ample illumination throughout the space, and create an inviting atmosphere that encourages relaxation and socialization. The inclusion of large windows, including a bi-fold window, establishes a seamless connection with the outdoors, enhancing the sense of space and livability.

 

Furthermore, on the upper ground floor (1st floor), a meticulously designed open-plan kitchen, living, and dining area takes center stage. The aim was to maximize natural light and create an inviting atmosphere. The choice of materials, including London stock brick and black aluminum windows with lining detail.  Allows for a seamless blend with the local surroundings. Moreover, the addition of a green roof enhances the property’s aesthetics and environmental sustainability, seamlessly merging with the communal gardens and local vernacular.

Flat Refurbishment Tooting Bec

Dont Move, Improve

The successful completion of this flat refurbishment project serves as a compelling example of the “don’t move, improve” mantra.   Showcasing how existing spaces can be transformed to meet evolving needs. The initial 1-bedroom apartment underwent a creative reconfiguration.  Skillfully designed to provide a spacious 2-bedroom flat without the need for an extension. Rather than searching for new housing options, the family, who recently welcomed a baby, recognized the potential of their existing 1-bedroom flat in Tooting Bec.  Considering its desirable location with convenient transport links, proximity to the tube station, Tooting Bec Common, bars, and restaurants.

However, the flat’s location on the top floor of a converted terrace house presented unique challenges. The original split-level layout did not optimize maximum space utilization. The kitchen, characterized by a dated design and limited natural light from a small rooflight, needed significant improvement. Furthermore, a substantial portion of the available space was occupied by a large dressing area, resulting in inefficient use of square footage. In contrast, the living area suffered from an L-shaped configuration, leading to wasted dead space. Nevertheless, the main bedroom showcased a generous size, and the lower level benefited from an abundance of natural light and captivating views through the expansive sash windows.

Flat Reconfiguration

Rather than succumbing to the pressures of the competitive London housing market and embarking on the challenging journey of finding a new home, the family decided to undertake a comprehensive layout reconfiguration. It is worth noting that during this process, seeking permission from other freeholders or leaseholders for any internal alterations that may require a license of alteration is highly recommended. Consulting with a knowledgeable property solicitor ensures compliance with legal requirements.

The architectural design team meticulously considered the existing structure, plumbing, and layout to devise an optimal plan. Additionally, by swapping the positions of the living and kitchen areas, the higher level of the flat was effectively optimized. Consequently, valuable space within the L-shaped living room was freed up, allowing for the inclusion of a family bathroom and a second bedroom. Leveraging the presence of an existing soil vent pipe at the rear of the property, the bathroom could be situated in an entirely new location. As a result, the resulting configuration showcased spacious bedrooms that received ample natural light. Offering picturesque views, while the family bathroom also benefited from the large sash windows. To further enhance the overall lighting and ambiance, new rooflights were skillfully installed above the kitchen area, with an additional four large rooflights gracing the new living area.

Custom Storage Design

Recognizing the importance of efficient storage solutions, the team made use of the existing eaves storage to create a bespoke seating area, featuring an impressive 2.7m x 1m sofa. This carefully crafted furniture arrangement not only optimized space within the living area but also added a touch of elegance and comfort. Furthermore, we seamlessly integrated bespoke wardrobes into the bedrooms, effectively replacing the previously lost dressing area. The result was a flat that now boasts custom fitted wardrobes and furniture, elevating both its functionality and aesthetic appeal. Notably, the upper level flooring received special attention, with the installation of Dinesen Douglas Fir planks, imparting a sense of minimalism and contemporary design to the space.

By providing fixed furniture, an additional bedroom, and improved circulation space, this revamped flat fulfills the needs of the small family in London while also holding great potential for the rental market. The project’s innovative ideas, clean and calming decor, and effective space optimization make it truly stand out. Furthermore, the majority of the renovation work focused on the internal areas significantly streamlining the planning permission process.  Only the installation of rooflight windows requiring approval from Wandsworth Council.

Introduction

Copleston Road in East Dulwich offers a unique blend of suburban tranquility and convenient access to South East London. Nestled among picturesque tree-lined streets and grand villas, this neighborhood provides an idyllic, leafy environment. Just a short 18-minute commute from the bustling London Bridge. In this Victorian House extension architectural project, we undertook the refurbishment, extension, and transformation of a Victorian townhouse. The project spanned three floors and included a remarkable large bay window addition on the rear facade.

Extension Design

Our primary focus was on the ground floor, and in close collaboration with the client, we defined a comprehensive design brief. The goal was to seamlessly integrate modern functionalities while preserving the timeless charm of the original structure. Our architectural team carefully developed proposals for a new side and rear extension.  Thoughtfully considering internal reconfigurations to ensure a harmonious and sympathetic relationship with the historic building’s period features.

 

Through a meticulous examination of the site and existing floorplans.  We explored various concepts that prioritized functionality, form, and spatial flow. Rather than opting for a conventional large-scale extension.  We took an innovative approach by incorporating a stepped glazed facade into the rear elevation. This design choice created a visually intriguing architectural form.  It also allowed for captivating plays of natural light to permeate the interior, transforming the space into an inviting sanctuary.

Retaining Architectural Features

Preserving the integrity of the original structure was of utmost importance. Moreover, we carefully retained the reception area and restored the magnificent folding timber doors, ensuring a seamless transition into the library. This versatile space can be completely secluded, thanks to the folding doors and a concealed large pocket door hidden behind the bookshelves. Consequently, it offers moments of peace and tranquility amidst the busyness of daily life.

Shaker Panel Kitchen Extension

Emphasizing the architectural drama of the property, we introduced a split floor level that gracefully divides the front and rear areas. This clever design element not only adds intrigue but also invites exploration by offering tantalizing glimpses of additional spaces. As one moves through the split level, attention is drawn to the shaker panel kitchen, adorned with large structural glass panels that frame breathtaking views of the lush garden. The kitchen extension required meticulous planning due to the complex steelwork involved in supporting the existing bay window, fireplaces, and walls. The exposed steel beam serves as a striking contrast against the pristine white walls and ceiling, creating a captivating interplay of materials.

Increasing Natural Light

To enhance the luminosity and ventilation of the kitchen extension, we incorporated electronically operated Velux windows. These windows can be programmed to open when the room reaches a certain temperature and close automatically when rain is detected. We struck a perfect balance between modern aesthetics and the timeless allure of the period features in the interior styling. Additionally, we meticulously preserved and highlighted the original elements of the Victorian dwelling. By seamlessly integrating sympathetic paneling and decor, we achieved a warm and inviting colour palette, material selection, and finishes.

 

We gave special care and attention to lighting design, enabling us to create a customized ambiance. From mood lighting for intimate gatherings to task lighting for functional areas, in addition to ambient lighting that accentuates the architectural nuances, we thoughtfully considered and executed every aspect with precision.

 

Copleston Road holds a special place among our most cherished projects as it represents a meticulous refurbishment, extension, and transformation of a Victorian townhouse. Furthermore, the exemplary workmanship, unwavering attention to detail, and the sublime early evening light, beautifully captured by our talented photographer, greatly contributed to its distinction. Notably, the secluded library provides a serene retreat within the house, while the sweeping views of the garden enhance its appeal.
