Located adjacent to the Silicone Roundabout (Old Street) and the Shoreditch Triangle, this existing office and warehouse was converted to 3no. 1 bedroom apartments and 1 no. 2 bedroom apartment. This amazing planning permission instantly tripled the value of the site, given the location and development, these apartments and office space were completed to a high standard. Part of a terrace, the 3 storey building was a former Victorian workshop and warehouse. To maintain employment the existing ground floor was spit to form a mezzanine that maintains employment which is essential to gaining planning permission. The office provided 1550sqft modern office space in an up and coming part of Shoreditch. The upper floors of the building were converted to flats, the large Victorian warehouse windows provided plenty of outlook and allowed huge amounts of light to pour into the dwellings. Where possible, the original Victorian features were retained and restored to highlight the ornate ironwork and expose the original timber soffits. Exposing of the existing timber soffits was a particularly difficult exercise due to the requirement of fire separation required between each apartment. However after numerous hours of research and determination to expose this beautiful feature we came up with a solution that would leave the joists exposed and still met the requirements from Building Control. The existing stepped facade to the rear was utilised to provide external roof terraces which meant the majority of flats had access to amenity space. To gain more space in a restricted site the loft was converted allowing flats 3 and 4 to become split level. Again wanting to bring out the original features of the building the king post trusses were exposed to highlight the history telling a story of the buildings past. Each apartment exceeded the minimum space standards required at that time to enable each flat to be spacious, flooded with light, period features blended with modern finishes in an exceptional location. We love warehouse conversions as they have so many features to expose and can provide so many interesting layouts whilst still respecting the buildings heritage.
