In the case of this large Victorian Terrace house, its prime location with easy access to Wandsworth Common.   Made it an ideal candidate for a transformative renovation. Despite having already undergone a loft conversion to maximize sleeping accommodation, the kitchen, dining, and living areas did not adequately meet the needs of the potential occupants. The kitchen area was too small, lacking storage space and efficient circulation.

 

Understanding the client’s requirements and their specific interest in rear house extension ideas.  We embarked on designing a new layout that would fulfill their needs. Our goal was to provide a spacious family kitchen with ample dining space, along with additional storage facilities and a new WC. Throughout the process, we guided them on the necessary steps to obtain planning permission for their rear house extension, ensuring compliance with the relevant regulations and permissions. As part of the renovation works, we relocated the existing boiler and tank to the renovated basement.  Freeing up valuable space and improving functionality. By strategically removing elements from the existing layout, such as the boiler and water tank, we were able to optimize storage options in the kitchen. To ensure the extension did not compromise the garden space, we proposed an infill extension to the side rather than a small extension to the rear. This careful consideration allowed us to extend the house while preserving the outdoor area.

 

Crittall Windows

 

One aspect of the project we were particularly excited about was the use of Crittal windows and doors.  Which are popular choices for house extension design. The client shared our enthusiasm and made the bold decision to incorporate these high-quality steel-framed features.  Which added a touch of elegance and sophistication to the overall design. Rather than opting for bi-fold doors, which we felt had become somewhat dated, the steel windows and doors provided sleek and minimal sight lines, perfectly complementing the stock brick finish of the house.

 

To introduce ample natural light into the space, we incorporated a large roof light that was set back towards the facade of the original house. This not only brightened up the snug/family area but also created a wash of light in the dining area of the kitchen. A new WC was included in the design, with the sink recessed into the original wall to allow for a focused downlighter directly over the washbasin. Kitchen Design

 

The client had a clear vision for their kitchen. Additionally, they expressed their specific requirements and preferences, enabling us to tailor the design accordingly. We were able to seamlessly incorporate their desired elements by constructing stud walls around the pantry and fridge. The kitchen itself was expertly designed, supplied, and fitted by Roundhouse Design.  A testament to our commitment to collaboration and creating exceptional results. As part of the overall refurbishment, we also refurbished the staircase and hall wall panelling, applying Farrow and Ball Railings paint.  Which beautifully offset the crisp white walls and white-washed herringbone engineered flooring, achieving a contemporary yet timeless finish.

 

Furthermore, we went the extra mile by providing the client with a thoughtfully designed garden as part of our house extension design service. This comprehensive garden design included features such as a floating bench, raised rendered planters with uplighting, recommended planting options, and a water feature. These additions not only enhanced the outdoor space but also created an inviting atmosphere, transforming the area into a tranquil and aesthetically pleasing retreat.
