THE PROJECT

This rear extension and loft conversion project involved the transformation of a traditional Victorian house that had remained largely untouched for many years. While the property retained much of its original character, the internal layout no longer suited modern living.

Our clients acquired the house with the ambition of creating a home that reflected their personality while respecting the architectural heritage of the building. They appointed our architecture team to guide the project through the entire process, from concept design and planning permission through to technical design and construction.

The design focused on introducing a contemporary rear extension, a new loft conversion and a carefully considered internal reconfiguration. Together, these interventions modernised the house while preserving its Victorian identity.

Victorian House Extension Design

The original ground floor layout included a narrow galley kitchen and a separate dining room but lacked essential facilities such as a ground floor WC. These traditional arrangements often result in underused spaces that do not suit contemporary family life.

The design introduced a single-storey rear extension that combines the kitchen and dining room into a generous open-plan kitchen and living space. This transformation creates a more sociable and functional environment while allowing space for the addition of a new WC.

The architectural approach carefully balances modern materials with the character of the existing Victorian structure. Sliding glazed doors, roof lights and Velux windows introduce large amounts of natural light while maintaining a strong connection between the interior and the garden.

Internally, the material palette blends contemporary finishes with preserved historic elements. Light shaker-style cabinetry, polished concrete flooring and exposed stock brickwork create a space that feels both modern and respectful of the building’s heritage.

Original brickwork was carefully restored and retained where possible, ensuring the extension integrates naturally with the existing structure.

Rear Extension – Kitchen and Garden Connection

A key objective of the rear extension and loft conversion project was to create a kitchen and dining space that works as the social centre of the home.

The rear extension introduces full-height glazing that opens directly onto the garden, creating a seamless transition between indoor and outdoor spaces. Roof lights and skylights ensure the new living space remains bright throughout the day, even within the constraints of a Victorian terrace.

The compact garden was designed to be low maintenance while still providing a strong visual connection from the interior living spaces.

Loft Conversion – Master Bedroom Suite

The loft conversion was designed to create a new master bedroom and en-suite bathroom, transforming previously unused roof space into a luxurious and private retreat.

Structural adjustments were required to accommodate the new layout. The floor structure was strengthened and raised where necessary, while the roof was modified to meet modern insulation standards.

A dormer extension combined with Velux roof windows maximises the available head height and natural light, creating a bright and comfortable bedroom environment.

The bedroom and en-suite were designed in an open-plan arrangement inspired by boutique hotel interiors. A partial dividing wall separates the sleeping area from the bathroom while maintaining a sense of openness.

The shower and toilet are enclosed within mirrored cubicles with frosted glass for privacy, while a freestanding Victorian-style roll-top bath sits beneath the roof windows. From the bedroom, wide windows frame views across London, reinforcing the sense of calm and privacy within the space.

The carefully selected material palette combines modern finishes with traditional elements, ensuring the loft conversion complements the character of the existing house.

Preserving Victorian Character

Although the house required significant modernisation, preserving the historic character of the building remained an important priority.

On the first floor, alterations were deliberately kept minimal. The existing bathroom was refurbished rather than replaced, and the original gravity-fed Victorian toilet was restored instead of being substituted with a modern system.

The ironwork components were sandblasted, repaired and resprayed to retain their historic character.

These decisions ensured that the renovation maintained the authenticity of the property while allowing the house to function effectively for modern living.

Planning Permission and Building Regulations

The rear extension and loft conversion required careful consideration of Wandsworth Council planning policy and building control requirements.

Planning permission was secured for the rear extension and dormer conversion, ensuring the design remained appropriate to the surrounding Victorian streetscape.

Modern insulation standards and structural upgrades were incorporated throughout the design, ensuring the house meets current building regulation requirements while improving the overall energy efficiency of the property.

Roof structure modifications, insulation upgrades and carefully selected materials ensure the house provides long-term durability and performance.
