Existing Layout Problems

To the rear of the property, two separate dining areas had very little relationship with the kitchen, creating awkward circulation routes and limiting how the spaces functioned together. A narrow study area led through into an isolated gym space positioned at the rear corner of the house, however neither room benefited from direct garden access, weakening the connection between outside and in.

The existing garage arrangement also contributed to thermal performance issues within the home. A WC had previously been formed directly between the garage and hallway without properly insulating the adjoining wall construction, resulting in significant heat loss and cold bridging through the central circulation areas.

Externally, the rear elevation had gradually lost much of its original character. White render had been applied across the first floor during earlier works despite neighbouring properties within the street largely retaining their original brick appearance. Over time the render had deteriorated significantly and was beginning to fail in several areas.

Planning Approval and Future Development

Planning permission has now been successfully granted for the proposed single-storey extensions and refurbishment works, allowing the project to move forward into the next stages of technical development and construction planning.

As part of the wider long-term strategy for the property, Carter Designs is also currently progressing a live planning application for a further two-storey extension to the dwelling. This additional proposal has been carefully developed to build upon the architectural language established within the approved scheme while continuing to improve the overall functionality and balance of the home.

By approaching the property with a long-term architectural vision rather than isolated standalone additions, the design strategy ensures future development opportunities can be integrated cohesively without compromising the quality of the existing proposals.

Contemporary Rear Extension Design

The new dining area is positioned within the rear extension itself and opens directly onto the garden through large glazed aluminium french doors, creating a much stronger connection between the interior and exterior spaces. The previously disconnected rear rooms are replaced with a more open and practical arrangement centred around family use and day-to-day living.

A new family playroom replaces the isolated gym layout, with both principal rear-facing spaces now benefiting from direct access into the garden and significantly improved natural light throughout the day.

The extension has been carefully designed with a contemporary flat roof form incorporating a cantilevered overhang which provides solar shading to the glazed openings below. This helps reduce solar gain internally during warmer months while reinforcing the strong horizontal architectural language of the extension.

Material Palette and External Appearance

A key part of the proposal involved restoring visual consistency to the rear elevation and improving how the extension integrates with the existing property.

At first floor level, the failing white render will be removed entirely to restore the original brickwork beneath, helping reconnect the property with the surrounding streetscape where brick remains the dominant external material.

At ground floor level, both the retained earlier additions and the new rear extension will be unified through the use of black composite timber-effect cladding. This contemporary material palette helps visually tie the different elements of the rear elevation together while clearly distinguishing the modern intervention from the original house.

The use of darker cladding tones also helps reduce the apparent visual mass of the extension and allows the surrounding landscaping and glazing elements to become more prominent within the composition.

A new landscaped garden to the rear with raised polished concrete planters help to soften the harder architectural edges of the building. Allowing the house to sit more comfortably within the context of its surroundings.

Internal Reconfiguration and Functionality

The project also introduces several important internal alterations designed to improve the practicality of the home.

To the front of the property, a new single-storey extension creates a more functional entrance sequence including a dedicated boot room, integrated storage space and improved circulation into the main hallway.

Part of the existing garage is repurposed to accommodate a new shower room, allowing the internal arrangement to function more effectively without unnecessarily increasing the scale of the building.

The utility room layout has also been redesigned by removing the existing external access door and reorganising the internal arrangement to allow for improved storage provision, sink positioning and appliance integration.

A new rooflight positioned within the flat roof over the main hallway introduces a focal point and additional natural light into the centre of the property, helping brighten the previously dark hallway space.
